A surface treatment is intended to modify or interact with the existing surface rather than build a thick visible film above it.
Why the distinction matters
Coatings can be useful where a new protective layer or defined texture is desired. Surface treatments can be attractive where the owner wants to retain the existing tile and avoid a visibly layered finish.
Neither approach is automatically better for every site. Floor material, wet contaminants, cleaning, aesthetics, traffic and downtime all matter.
Ask about the process, not only the product name
A good quotation should explain surface preparation, suitability checks, how the product is applied, expected appearance changes, return-to-use timing and after-care. These details often matter more than marketing labels such as nano, permanent or invisible.
